Bengaluru: pricing for a city that works all week
Bengaluru has no dramatic high season. Its demand comes from offices, conferences and relocations — so the week, the neighbourhood and the length of stay drive your price.

Few Indian cities have weather as mild as Bengaluru's, and that changes the pricing game. There is no winter rush or summer escape to chase. Instead you are serving people who come to work, to interview, to find a flat, to visit a hospital or to see family — and weekend visitors who pass through on the way to Coorg, Chikkamagaluru or Mysuru.
Where the market stands
Market average (AirROI 2026), converted at 1 USD = ₹94.82: about ₹3,790 per night, 29.5% occupancy over 365 days, and about ₹2.5 lakh of annual revenue per listing, with 3,219 listings — the largest count among the Indian cities we track. A large supply at a modest average rate means guests compare a lot. Presentation, location and reviews matter more than a clever price.
Micro-markets matter more than seasons
- Tech corridors such as Whitefield, Outer Ring Road, Electronic City and Manyata: weekday demand first, weaker weekends.
- Central areas such as Indiranagar, Koramangala and around MG Road: a mix of business visitors and weekend leisure.
- North Bengaluru near the airport: short stays tied to early flights and events at the exhibition grounds and at Yelahanka, where Aero India is held in February of odd-numbered years.
Set your base price against homes in your own corridor. A Whitefield flat competing with Koramangala prices will sit empty; one priced like a Whitefield service apartment will not.
A year in Bengaluru
- June to September brings the south-west monsoon, generally manageable in the city. Business demand carries on.
- October and November: Dasara (celebrated grandly in nearby Mysuru), Diwali (8 November in 2026) and Kannada Rajyotsava on 1 November. Some residents travel out; relatives travel in.
- December: year-end holidays thin office demand in the last fortnight; New Year's Eve still sells in central neighbourhoods.
- January to March: conferences, hiring cycles and a busy events calendar.
- April and May: warmer, with school holidays pulling families away.
Where the money really is: length of stay
In a relocation city, the most valuable guest is often the one who stays four weeks while looking for a flat or finishing an assignment. A clear weekly rate and a monthly rate turn those enquiries into steady revenue and cut your turnover costs. Pair that with a cleaning fee on short stays so one-night bookings still cover laundry and housekeeping, and with a small last-minute reduction for empty weekend nights in office areas.

Check before you list
Apartment associations in Bengaluru often have rules about short-term guests; clear them with your association first. GST on accommodation is 5% without input tax credit up to ₹7,500 a night and 18% above, since 22 September 2025 — most Bengaluru homes sit well below that line.
What to review every month
Look at how far ahead your nights are booking and which weekdays sell first. If your calendar is full less than a week out, the base is probably too low; if it is empty a fortnight ahead, test a small reduction on those nights only.

Is a monthly rate worth offering?
Usually yes. Relocations and assignments are common; a fair monthly rate fills weeks at a time and reduces cleaning and wear.
Why so many listings in Bengaluru?
A large rental housing stock and constant arrivals. More supply means guests compare closely, so photos, location and reviews weigh heavily.
Does monsoon hurt Bengaluru bookings?
Much less than on the coast. Work and family travel continue; watch your own pickup rather than cutting prices by default.
