Karnataka: four markets that peak in different months
A flat in Whitefield, a beach house at Murudeshwar, a plantation cottage at Sakleshpur and a lodge near Kabini share a state and almost nothing else. Each has its own calendar, its own guest and its own pricing logic.

Owners lose money in this state by copying a rate card from a different part of it. Before setting prices, decide which of the four markets you are in, then build the year around that market's peaks. Market averages per area, where a reliable figure exists, are shown on our area pages; treat them as context, never as a forecast for your own property.
Bengaluru and its office corridors
In Whitefield, along the outer ring and near the airport, the paying guest is on a project. Demand is strongest Monday to Thursday and softens at weekends, which is the reverse of everywhere else in the state. Price the week, not the night: a weekly and a monthly rate, an invoice the employer accepts, and a discount structure that rewards the four-week booking rather than the two-night one. Hold rates firm during large conferences and event weeks, and expect a flat, unexciting baseline the rest of the year.
The coast: Gokarna, Murudeshwar, Udupi, Mangaluru
- The dry months from roughly November to February carry the leisure peak, with festival and holiday spikes on top.
- The south-west monsoon empties the beaches but keeps business, hospital and university demand alive in Mangaluru and Udupi.
- Weekend-only pricing works on the beaches; midweek needs either a discount or a different guest.
- Temple calendars matter as much as school holidays in Gokarna and Udupi. Check them before publishing a rate for a given week.
Coffee country and the Ghats
Sakleshpur, Chikkamagaluru and Kodagu now sell the monsoon deliberately: green season stays, mist and rain on the veranda. That turns what used to be a dead quarter into a second, softer peak, at rates below the winter high. The winter months and the long weekends remain the strongest. Because estate stays include meals, your rate is a per-person cost as much as a per-room one; work out the food cost per head first and price upward from it, and set a two-night minimum on long weekends when the road traffic justifies it.
Hampi and Kabini: the calendar belongs to someone else
At Hampi, heat governs everything. The cooler months and the Hampi Utsav carry the year, and the hot season should be priced to cover costs rather than to make a margin. At Kabini, the forest department's safari timings and seasonal closures decide when a room is worth anything at all; price two-night stays as the standard product, since a single night gives the guest one drive and a poor impression.
Three rules that hold across the state
First, publish a rate that already includes what the guest cannot avoid paying, rather than adding charges at check-in. Second, move prices on the calendar, not on the mood: festivals, school holidays, long weekends and the monsoon are all known months in advance. Third, never promise an income. Averages describe a market; your property's result depends on its own condition, its reviews and how well it is run.
Frequently asked questions
When is peak season for a Karnataka beach rental?
Broadly the dry months from November to February, plus holiday and temple-festival weeks. The south-west monsoon is the low season on the coast, although Mangaluru and Udupi keep business, hospital and university demand through it.
Do coffee-estate stays earn anything in the monsoon?
Yes. Green-season travel is now a deliberate market in Sakleshpur, Chikkamagaluru and Kodagu, usually at rates below the winter peak, provided access, damp and power are properly managed.
Why does Bengaluru price differently from the rest of the state?
Because the guest is working, not holidaying. Demand concentrates on weekdays and on stays of a week or more, so weekly and monthly rates and a clean invoice matter more than a weekend premium.
