Kerala: pricing across coast, backwaters and hills

Kerala is the first place in India the monsoon reaches — and the state has turned even its rainy months into a season of their own. Your price should reflect both the dry-season rush and the green-season niche.

Kochi's heritage lanes, Alappuzha's backwaters, Varkala's cliffs, Munnar's tea estates and Wayanad's forests draw very different guests. Yet they share one climate story, and that story sets the frame for every rate you publish.

The climate story

The south-west monsoon reaches Kerala first — IMD's normal onset date is 1 June — and dominates until September. Unlike most of India, Kerala also receives rain from the north-east monsoon in October and November. The driest and busiest months run from December to March.

Season by season

• High season, roughly December to March. Foreign and domestic travellers, honeymooners and families. Christmas and New Year are the peak, with the Cochin Carnival at Fort Kochi around the turn of the year. Your highest base belongs here, with minimum stays on the festive dates.
• Warm season, April and May. Coastal heat rises; the hill areas — Munnar, Wayanad, Vagamon — gain from families escaping it during school holidays.
• Monsoon, June to September. Beach demand drops and sea conditions are rough. But the Malayalam month of Karkidakam, around July and August, is traditionally the season for Ayurvedic treatments, which bring longer stays. The Nehru Trophy Boat Race on Punnamada Lake, held on the second Saturday of August, fills Alappuzha. Onam, in August or September, is Kerala's great festival, with many families travelling home.
• October and November. Shoulder months with some rain; Diwali (8 November in 2026) brings travellers from other states.

We don't yet have AirROI 2026 figures for Kerala's towns that we are willing to publish, so there is no market average here. For your base, compare with homes of your type: a houseboat-view cottage in Alappuzha, a cliff-top room in Varkala and a plantation bungalow in Munnar are three separate markets.

Pricing tools, adapted to Kerala

• Weekends: hill areas close to Kochi and Bengaluru see strong Friday–Saturday demand; beach towns in winter depend more on international arrivals and are steadier across the week.
• Long stays: Ayurveda guests, digital nomads in Varkala and returning Keralites visiting family all look for weekly or monthly rates.
• Last-minute: a sensible tool for monsoon weekdays, not for the Christmas fortnight.
• Minimum stay: longer at New Year and boat-race weekend, shorter during the monsoon.
• Cleaning fee: humidity means more linen and more upkeep; price the turnover honestly.

Example only, not market data: a Varkala studio could set its highest rate for the Christmas fortnight with a five-night minimum, a steady rate from January to March, and a monthly monsoon offer aimed at long-stay guests.

Registration and tax

Kerala Tourism runs a classification scheme for homestays; check the current requirements before you list. GST on accommodation is 5% without input tax credit up to ₹7,500 per night and 18% above, since 22 September 2025.

Watching the booking window

Foreign guests often book the high season months ahead, while domestic travellers in the hills may book a few days before arriving. Track how early each type of guest reserves with you. If December is full by September, your festive rate was too modest; if monsoon weekdays stay open until the last day, a last-minute offer or a monthly rate is the better answer than a permanent price cut. Review once after each season and adjust the next one — small, regular corrections beat one large guess.
