Delhi NCR: setting a nightly rate across three very different cities
New Delhi, Gurugram and Noida share an airport and a climate but not a guest. Price each by who actually books it.

The capital region is really three markets. Central and South Delhi draw families, tourists and government-linked visitors. Gurugram lives on corporate travel. Noida mixes IT offices, exhibitions and relatives visiting residents. A single "Delhi price" helps no one.
Two benchmarks, one lesson
Market average (AirROI 2026), converted at 1 USD = ₹94.82, with occupancy counted over 365 days:
- New Delhi: nightly rate about ₹5,120, occupancy 29.4%, annual revenue about ₹3.4 lakh, 2,683 listings.
- Gurugram: nightly rate about ₹5,500, occupancy 23%, annual revenue about ₹2.3 lakh, 1,828 listings.
Gurugram's average rate is slightly higher, yet its occupancy is clearly lower. That is typical of a business market: good rates on working days, many quiet weekends and holidays. It is exactly why the weekend and holiday strategy there must differ from Delhi's.
Weekday or weekend: which one leads?
In Gurugram near Cyber City or Golf Course Road, and in Noida near office sectors, weekday nights usually sell first; Friday, Saturday and public holidays can go quiet. There, the smart move is often the reverse of a leisure market — hold weekday rates, soften weekends, and pursue longer corporate stays with a weekly rate. In South and Central Delhi, weekends and festival periods carry more family and tourist demand, so a moderate weekend uplift can work.
The NCR calendar
- Winter wedding season, roughly November to February. Families book several nights for relatives. Auspicious dates vary each year with the Hindu calendar; once they are announced, raise those dates and set a two- or three-night minimum.
- Diwali (8 November in 2026): residents leave, relatives arrive — the net effect depends on your area.
- India International Trade Fair at Bharat Mandapam in the second half of November, and other large exhibitions at Pragati Maidan, Yashobhoomi in Dwarka and the Greater Noida expo centre: short, reliable spikes near the venues.
- Summer, April to June: heat pushes leisure travellers away; corporate demand holds.
- Monsoon, from around 27 June (IMD's normal date for Delhi): a moderate slowdown rather than a collapse.
- Long weekends around Republic Day, Independence Day and Gandhi Jayanti: residents leave the city, so NCR homes often need a gentler price, not a higher one.
Discounts, stays and cleaning
Last-minute discounts suit Gurugram weekends and holiday gaps. Long-stay rates suit all three cities: project staff, students' parents and families relocating often stay for weeks. A cleaning fee keeps one-night corporate stays profitable.
Example only, not market data: a Gurugram two-bedroom might keep its standard rate Sunday to Thursday, reduce Friday and Saturday, and offer a monthly rate; a Hauz Khas flat might do the opposite. Test, watch which nights fill, adjust.
Rules that shape what you can offer
Delhi's Bed and Breakfast scheme covers homes where the owner lives on site, 1 to 6 rooms, with a two-year certificate. Haryana and Uttar Pradesh have their own frameworks; check what applies before listing. GST on accommodation is 5% up to ₹7,500 a night and 18% above, since 22 September 2025.
Reading your first season
For the first months, keep a simple log: the date each booking arrived, the nights it covered and the rate. After one winter you will know whether wedding dates sold weeks or days ahead, and whether your weekends really are weaker. Those two answers matter more for next year's rate sheet than any city average.
