What to charge for a Mumbai flat, night by night

Mumbai is a city market first and a holiday market second. Your rate should follow the week and the event calendar as much as the seasons.

A flat in Bandra, Andheri or Powai does not behave like a beach villa. Guests are consultants on a three-night project, families visiting relatives, film and media people, medical travellers and concert-goers. That mix gives Mumbai a flatter year than Goa, but a busier week.

Reading the week

Before you add any weekend uplift, look at your own booking history. Near business districts such as BKC, Lower Parel or Powai, Monday-to-Thursday nights often fill first, and Sunday can be the weakest night. Near Juhu or the older seaside neighbourhoods, weekends and holidays can lead instead. Price the nights that sell first a little higher and let the slower nights carry a small discount — that is the whole weekend logic, applied honestly to your street.

Mumbai rewards longer stays. Corporate guests on projects, patients and their families, and people between flats often want weeks, not nights. A clear weekly and monthly rate turns these enquiries into steady income and fewer turnovers. For short stays, a cleaning fee covers the real cost of laundry and housekeeping in a city where labour and transport are not cheap. A last-minute discount is useful for mid-week gaps, but avoid it around big events: those nights often sell late at full price.

Before your first booking

In Mumbai, short-term letting sits alongside the Shops and Establishments registration, municipal (BMC) licensing and your housing society's rules. Many societies restrict or forbid short stays; a society dispute will cost more than any pricing error. Check this first, and remember the GST threshold: 5% without input tax credit up to ₹7,500 per night, 18% above, since 22 September 2025.
